We make sure that all brokers in a transaction are protected – our goal is to become the first call any broker makes. As part of this focus, brokers will receive a 0.50% BONUS on any unmarketed deal in addition to any seller-paid commission.

ABILITY TO CO-INVEST

We offer our brokerage partners the opportunity to contribute capital and invest in the deals that they bring to us.

Deal Criteria:

Industrial

• Individual buildings or development land up to $20MM
• Portfolios over $5MM
• Class B, C
• Value Add (vacancies, additional land, under-market leases)
• Preference for Flex/Small-bay opportunities
• Anywhere in Idaho

Retail & Office

• Individual buildings or portfolios up to $20MM
• Class A, B
• Value Add (vacancies, additional land, under-market leases)
• Neighborhood /Suburban or Downtown areas across Idaho
• Development land: Opportunity Zone or Mixed-use opportunities

Multifamily

• Minimum of 70 units for apartments; 50 units for townhomes or BTR communities
• Class A, B
• Development land: Urban areas or Opportunity Zones
